Spivak Architects combines the small lobbies of two adjacent buildings, forming one grand lobby. The concept is to selectively strip the spaces’ ornamentation to create a clean, contemporary space. The remaining historic elevator doors are then used to generate an expressive feature wall as both a nod to buildings’ past, as well as counterpoint to the subdued white finishes. The lobby is fitted with two reception desks for building tenants; and elevator banks are separated with security gates to allow private entrances to select floors.

In addition to the lobby renovation, Spivak Architects design office layout options for the prospective tenants. The various schemes organize the space to accommodate for reception, maximum floor capacity, multiple tenants, and miscellaneous office programs.
