Dominion Management retained Spivak Architects to convert this landmarked 19-story partially occupied apartment building to condominiums. We provided architectural services for the interior renovation of the apartments (including several apartment combinations) as well as the replacement of the antiquated plumbing, electrical, and gas lines with new risers and branch lines. New electrical risers were run in demising walls between apartments in order to provide modern electrical supply with minimal disturbance to remaining occupants, and plumbing risers were strategically located during the renovation with an eye for future apartment. Elimination of window AC units was achieved by installation of thru wall PTAC units, improving the exterior appearance of the building. Spivak Architects designed various simplex and duplex floor plans to respond to the variety of available adjacent vacant apartments. The focus was to create an open plan, bringing light into spaces while taking advantage of views to the Hudson River and Riverside Park. An existing triplex penthouse was renovated as a single condominium. All hallways were renovated, as was the lobby, maintaining the historic tile detailing and wrought iron lighting.
